Pictoria Corporate Center uses a brick walkway system which connects the building to the adjacent garage and restaurants. The well-designed exterior plaza, built with a circular paver-lined driveway, ties the building to the surrounding plaza. The fountain and seating areas provide a relaxing outdoor area for employees to relax and recharge.
The conference center provides training and meeting spaces for groups ranging up to 100 people. The center contains state-of-the-art multimedia audio and video equipment including high-speed Internet and a touchscreen media director which can coordinate the resident desktop PC, a laptop and the Samsung video presenter that can project via a ceiling-mounted Sanyo LCD projector. The conference center sound system includes eight recessed ceiling speakers and a powered subwoofer coupled to a DVD/CD player. The conference center is available on a reservation basis at no cost to tenants.
The building has a card access system that controls after-hours entry into the building and the building's elevators. Tenants have the option to utilize this system to control access to their individual suites as well.
Touchscreen directories are flush-mounted in the main elevator lobby area. Visitors to Pictoria Tower can use these convenient directories to locate tenant suite numbers via the alphabetical company listing. Individual employees can be listed as well as whole departments. The system is extremely flexible and customizable to each tenant's needs for identification. Pictoria Tower can also provide a link to your corporate website from the electronic directory.
Energy management system
Tenant comfort is maximized while energy consumption is controlled through the use of the building's Invensys Intelligent Automation System. Individual zone sensors allow personal comfort adjustments within the limits of pre-set parameters designed to assure tenant comfort. The Invensys I/A System immediately notifies building management in the event of a system component malfunction through its paging and outcall capabilities, allowing for rapid response and minimum downtime.
The configuration of the Route 4 (Springfield Pike) interchange allows easy access from I-275 westbound with a continuous lane off the exit ramp and no traffic lights before turning onto Pictoria Drive. Convenient access from eastbound I-275 is achieved via coordinated time traffic signals at the Route 4 exit ramp.
At eight-stories tall, Pictoria Tower is a landmark on the I-275 beltway. More than 120,000 cars pass by per day, offering easy identification for clients and visitors.
Seven levels of covered parking, immediately adjacent and connected by a covered walkway, offer shelter for employee vehicles. An overall ratio of nearly five parking spaces per 1,000 square feet assures an abundance of parking for any office use.
Personal attention by the building and maintenance staff is one of Pictoria Tower's strongest selling points. The building is staffed from 8:00 a.m. to 5:00 p.m. weekdays to monitor building systems and respond to tenant needs.
Daytime janitorial service
Only a few Class A+ office buildings offer daytime cleaning services; and Pictoria Tower is among these, with a full-time day porter on-site from 7:00 a.m. to 4:30 p.m. Monday through Friday. Daytime services include restroom visits to ensure paper products are stocked and daily trash removal from lunch / break rooms.
Today's office environment requires the availability of after-hours heating and cooling on demand to ensure continuing high levels of productivity for your employees. Pictoria Tower delivers this tenant-controlled availability through its Invensys I/A System. The building's system is able to deliver HVAC to as little as one zone (approximately 1,200 square feet) or an entire floor.
